Comps (aka Comparables) are probably the most misused & abused item I've seen in Pitch Decks & not one of the hundreds I've seen, had correct and/or accurate comps (this, and several other items, are why most REAL investors don't require Pitch Decks, but they do require film financing business plans).
So many out there, including high profile "indie producers" that offer advice, get this totally wrong. Most don't realize that providing inaccurate comps is "the misrepresentation for the solicitation of funds", basically, a felony in most states.
It seems the basic knowledge people have is that comps are other films similar to yours or the one you're pitching. That's where their info stops. This is why you see ridiculous pitch decks that are promoting a $5 million movie, showing comps with $50 million budgets or higher and saying "look at how much those movies made, so mine has the possibility to make just as much!"
If you're seeking financing, learn the rules & laws (this goes for you high profile "indie producers" always offering advice as well). Comps in films are similar to comps in real estate. If you have a $1 million house that's similar to a $20 million house in Beverly Hills, you can't use the BH house as a comp (I know this sounds silly, but most of you are doing just that). The same is true for film comps.
Here's the crucial information that nearly all of you don't seem to know. Comps need to follow SEC guidelines. In other words, comps can only be a maximum of 20% higher then the budget you're pitching. That's it. So a $5 million film can ONLY use comps that are $6 million or less (there is no limit to smaller amounts). Also, they can't be older then 7 years. So that $20 million movie that came out 15 years ago that's identical to yours & made a gazillion dollars? Yeah, you can't use that.
It amazes me how few people & even seasoned indie producers don't know this. Film Financing Business Plans utilize accurate comps in order to generate proper financial projections (ROI & the main info investors seek), but pitch decks just grab whatever looks good. This is why you should scrap that pitch deck, & get a film financing business plan done by a professional & not download a "template" a high profile "indie producer" has. You may have the format (in most cases the format is also wrong), but you won't have the proper info to put in those templates.
Stop misleading investors, whether on purpose or you didn't know. Delete those silly comps you have in your pitch deck & stop committing a felony (I know that sounds harsh, but technically it is a felony and you can be sued by the investor for providing misinformation). And to those out there saying pitch decks are fine for investors? Run! That's terrible advice.
