Bob Dawson is a sleazy middle aged real estate agent who conspires with the crooked Mayor to purchase prised property close to the beach at less than market value. Rival agent is hell bent on bringing him down and just when he thinks he has got him the "old fox" rises like the "phoenix" to live another day.

Very few people relate to a sleazy agent as a hero - not even Alex Baldwin in "Glen Garry Glen Ross."
You should rewrite this with the rival agent as the lead. Or have the sleazeball learn a lesson, ala Jim Carrey in "Liar, Liar". Of course this is just my opinion and it, plus $4/00 will get you a latte at Starbucks.
