What exactly are you looking for? Residential blocks....shopping centers...industrial buildings..cemeteries? Modern...mid-century...rural...colonial?

Gary Indiana might fit your needs pretty well. And it's only a few hours from you. There are still blocks and blocks of abandoned residential, commercial, and industrial areas in Gary. There are a lot of abandoned and near-abandoned areas in Ohio, Illinois and Michigan too. Some of the south suburbs of Chicago might fit your bill. East Chicago, too.

Some stock or custom footage might be in your future, too. Filmsupply.com is pretty impressive, and they have a whole list of filmmakers who do custom orders. Go to their website, and type in "abandoned town" and you'll see what their current stock is.
Side trivia note: the mega-successful Don't Breathe was set in Detroit, but was mostly filmed in Hungary. Mmm....homemade gulyas, porkolt and palasinta. I'm ready when you are! Heh-heh.
